WHAT EXACTLY IS INCLUDED IN THE “SETUP” SERVICE?

“Setup” typically refers to the Delivery & Set stage: we coordinate delivery and the on-site set so the home is placed and blocked and levelled, ready for final utility connections.

If you choose a turnkey Land/Home package, AMH can also apply for permits, tie in utilities, install skirting, and build decks and railings.

HOW SHOULD I PREPARE MY LAND BEFORE THE HOME ARRIVES?

To prepare your land before your Atlantic Modern Home arrives, the goal is to have the site “Delivery & Set” ready—so the home can be placed and then made ready for final utility connections. AMH coordinates delivery and the on-site set.

Pre-arrival land prep checklist (Atlantic Canada / Maritimes):

  • Permits & approvals: Confirm your municipal approvals are in place (or choose turnkey if you want AMH to handle permits).

  • Access for delivery & set: Ensure clear, drivable access and enough working space for delivery equipment and the on-site set.

  • Building area + base ready: Have the building area cleared and the approved foundation/base prepared and level at the home location (the whole lot doesn’t need to be perfectly flat—just the home’s footprint).

  • Drainage & grading: Grade the site so water drains away from where the home will sit (critical for Atlantic weather).

  • Utility plan ready: Know where your power, water, and sewer/septic tie-ins will be so final connections can be completed after the home is set.

If you want everything handled: AMH’s “White Glove / Turnkey” service states they can apply for permits, coordinate delivery, block and level, tie in utilities, install skirting, and build decks/railings.

HOW LONG DOES DELIVERY TAKE FROM PURCHASE?

It depends on the home type and where you are in Atlantic Canada. Atlantic Modern Homes offers different paths with different timelines:

  • Homes In Stock: already built and “ready for delivery,” with quick delivery timelines and immediate shipment once your lot is ready.

  • Move-In Ready: already installed on land and ready for immediate occupancy (no delivery/setup wait).

  • Custom builds: take longer because the home must go through the full process (design/selections → factory build → delivery & set). AMH outlines this step-by-step but does not publish a fixed number of weeks/months online.

For an exact ETA, AMH typically confirms timing after your home selection and site readiness (access, services, foundation plan) are clear.

WHAT HAPPENS IF MY LAND HAS DIFFICULT ACCESS?

If your land has difficult access (narrow roads, tight turns, soft ground, steep grades, low branches/lines), delivery can still be possible, but it usually requires extra planning before the “Delivery & Set” date. Atlantic Modern Homes coordinates delivery and the on-site set, and access constraints are typically reviewed early so the crew can confirm feasibility and logistics.

In practical terms, limited access may mean:

  • Route planning + oversize-load logistics (permits, scheduling, and sometimes escort/pilot vehicles).

  • Site adjustments to make delivery safe (clearing overhead obstructions, widening/strengthening the driveway, creating a staging/turnaround area, or using a crane/set plan that fits the site).

The best next step is to share your exact location and a few photos/video of the access road and driveway so the delivery plan can be confirmed before scheduling.
